Upper Thomson Road GLS

Qingjian Realty and Forsea Holdings emerged as the top bidders in the government land sale (GLS) tender for a residential plot at Upper Thomson Road in One-North, securing the site with a bid of S$395 million on 18th Jan 2024. Their bid surpassed those of two other competing groups. The site is designated for residential use with commercial space on the first storey. It is expected to house 358 residential units. 

The joint venture’s winning bid of S$1,191 per square foot per plot ratio (psf ppr) falls within market expectations but is 4.4 per cent lower than the S$1,246 psf ppr that EL Development paid for a nearby site at Slim Barracks, which is now being developed into Blossoms By The Park. It is also 1.6 per cent lower than the S$1,210 psf ppr paid by Gao Xiuhua, a co-owner of Kingsford Development, for the site of the upcoming The Hill @ One North. Both of these sites, located in Slim Barracks, were sold in 2021.

The bids for the Upper Thomson Road site were notably higher than the sole bid received for another GLS site tendered on January 18. The Marina Gardens Crescent white site, a prime location, attracted a single bid from a GuocoLand and Hong Leong Group consortium at S$770.5 million, translating to S$984 psf ppr.
